Fresh Caulk and Grout, Done the Right Way

Black spots in the shower corner, caulk peeling off the tub, gaps around the windows letting the humidity in. We strip it out, clean it, and seal it again so it actually keeps water out.

New Caulk Over Old Caulk Does Not Last

The quick fix - a bead of fresh caulk over the old - looks fine for a month and then peels, because it never bonded to anything. We cut out and scrape away the old caulk completely, kill the mildew underneath, let it dry, and lay a clean bead of mildew-resistant sealant. In Florida humidity, that difference matters. Same for grout: we clean and regrout the cracked and missing sections, and seal it so it stays cleaner longer.
